DH was hired to serve as the owner’s rep for PUMA throughout the project. Lease negotiations were underway for a unique property between Boston’s City Hall and North Station. Provided assistance in the final stages of the lease and work letter negotiations ensuring PUMA’s best interests were met and the maximum dollars toward build out were obtained.

Owner’s Project Management

  • Created and maintained the schedule and budget
  • Attended and led all project meetings
  • Supported:
  • IT planning
  • Floor plan development and approvals
  • Landlord relations
  • Managed RFP selection for:
    • Architectural
    • GC (pre / final)
  • Arranged for pre-construction GC services allowing the team to accurately gauge the budget and the client to make informed design decisions, eliminating the need for value engineering once construction started
  • Oversaw GC’s work throughout all construction phases including punch-list
  • Recommended and supported key technology vendors (Cabling, Telephone, Security, A/V, etc.)

Furniture and Equipment Management

  • Managed RFP process to help PUMA select all new furniture
  • Monitored the selected furniture vendor
  • Managed scheduling, delivery, and installation through punch list
  • Created a detailed inventory and reuse plan for all furniture
  • Provided CAD services for programming all furniture
  • Assisted with the disposition/ liquidation of the former location’s assets

Relocation Management

  • Assisted with all lease required yield up activities
  • Managed all move planning services, including providing all written instructions to end users.
  • Managed move implementation over a weekend to avoid down time
  • Managed onsite post move management

At the end of the project, PUMA’s chief operating officer stated that PUMA does projects all over the world and all the time, and that PUMA had never had a better project process or result than DH had achieved on this Boston project.
