Summary:

 Dowling Houy was hired early on as the overall project director for this active mid-sized CPA tax and accounting firm. The project assignment was to serve as the owner’s rep for Wolf throughout the project, guide them through an in-place renovation of their tired-looking space in a Class A Office, LEED Gold Building and build out an additional 5,000 square feet on an adjacent floor as expansion space. Lease negotiations were underway with the existing landlord and Dowling Houy contributed to the final stages of the lease and work letter negotiations, ensuring Wolf’s best interests were met and the maximum dollars towards build out and new construction were obtained.

Owner’s Project Management

  • Developed two alternative strategies for implementing this project.
    • Wolf selected the one which minimized disruption to their ongoing business while still meeting their desired end date for the work.
  • Created and updated the project’s special phasing schedule and budget
  • Attended and/or led all project meetings
  • Supported:
    • IT and AV planning
    • Floor plan development and approvals
    • Landlord relations
    • RFP selection of the general contractor

Construction Management

  • Provided General Contractor management throughout all construction phases through punch list;
  • Managed selection of furniture and millwork refinisher
  • Managed furniture scheduling, delivery, and installation through punch list
  •  

Relocation Management

  • Assisted with the move planning and post move management

At the project’s completion, Wolf’s president stated that their refreshed facility would support them well for the next 10 years plus, and that the construction process had been truly painless.
