Early in the project Dowling Houy was hired as the project manager by Fish & Richardson to serve as the owner’s rep for Fish & Richardson throughout the project. Previously the architect and engineer had been selected and lease negotiations were underway for five floors of a new boutique mid-rise building in the Seaport district of Boston. Dowling Houy contributed to the final stages of the lease and work letter negotiations, ensuring Fish & Richardson’s best interests were met and the maximum dollars towards build out were obtained.
Dowling Houy created and updated the project’s schedule and budget for the length of the project; attended and/or led all project meetings; supported IT planning, floor plan development and approvals, landlord relations, RFP selection of the pre-construction contractor, RFP selection of the general contractor, and RFP selection of the modular wall system/vendor. Dowling Houy also managed the General Contractor throughout all construction phases including the punch list phase; monitored furniture scheduling, delivery, and installation through the punch list phase; managed move planning, furniture reuse planning, RFP selection of the mover, move implementation and post move management.
The client’s managing partner stated that the firm received an outstanding facility for its investment, and “could not have done this project without Dowling Houy”.
