Dowling Houy was engaged early in AGC’s project to serve as the owner’s rep throughout the project. Prior to Dowling Houy’s engagement, the architect and engineer had been selected and lease negotiations had just been completed for shell space on the 22nd floor of 99 High Street in Boston. Dowling Houy had previously worked in the building, enjoyed a solid working relationship with the landlord, and maintained excellent relationships with the landlord’s staff throughout the project.

Dowling Houy created and updated the project schedule and budget for the length of the project. Dowling Houy attended and/or led all project meetings, supported IT planning, floor plan development and approvals, landlord coordination, RFP selection of the general construction contractor, review of and recommendations regarding subcontractor selection. Dowling Houy also advised AGC on vendor selection for used and new furniture, security, signage, and A/V. Dowling Houy monitored all construction phases through and including the punch list phase; negotiated with the building owners to correct several plumbing and HVAC issues with base building equipment, and monitored furniture scheduling, delivery, and installation through the punch list phase. Dowling Houy also planned and coordinated the moves and on-site electrostatic painting of over 70 file cabinets. Dowling Houy planned AGC’s move, created an RFP process to select the mover, and closely managed move implementation and post move management.
